In Case of Emergency
- Always call 911 and then call the Caretaker (Cody Hopkins 470-451-6516) so that he can meet first responders at the gate and direct them to you.
Tips on Mobile Home Ownership
Septic tank
- Know where your tank is located
- Know when your tank was last pumped out
- Contact a reputable septic service provider for assistance (see below for suggestions if you don’t have someone to call)
Winterizing your mobile home (if not leaving heat on through winter months)
- Know where your water cutoff is located
- Know how to drain your pipes
- Water damage to mobile homes can be extremely costly
Tax Bills
- Must be paid annually to Cherokee County Tax Commissioner (678-493-6300). County decals for mobile homes will no longer be issued effective 2022, but you must stay current with your Cherokee County tax bill.
Mobile Home/Leased Lot Maintenance and Construction
- Any external maintenance, additions, replenishment of materials on your mobile home or your leased lot must be sent to the Cushing Park Mobile Home Committee at [insert email address when Mike receives it from Bobby] for approval or for forwarding to the Board for approval or forwarding to the US Army Corps of Engineers (USACE). Failure to do so will result in member being required to place the property back in its original configuration at member’s expense.
- For emergency purposes, mobile homeowners must display their lot number in a prominent location on their mobile home/lot such that it can be seen from the road. If you are unsure of your lot number, you can find it on your lease or contact your Area Representative below.
- The USACE prohibits cutting any trees on USACE property (on your leased lot or anywhere else in the park). The Board and maintenance committee should be notified of any dead trees. Removal of dead trees will be coordinated by the park.

Please be advised that non-compliance with any USACE or Cushing Park rules by a member, their family members, or their guests may lead to termination of the member’s membership.
Occupancy
- Occupying any lands, buildings, vessels or structures within the Park premises for the purpose of maintaining a full- or part-time residence is prohibited except for employees residing on the premises for security and maintenance purposes as authorized by the USACE. Members may not reside in the Park overnight for more than 30 nights in any consecutive 60 day period. Continued violation will result in the deactivation of member’s gate access and termination of membership.
- The Park is not responsible for fire, theft, storm damage or any other damage or loss to any member’s personal property.
Motorized Vehicles
- Motorized vehicles include golf carts, UTVs, electric scooters, minibikes and motorized bikes.
- The Park speed limit is 10 mph except in areas that are posted at 5 mph. This applies to all motorized vehicles.
- Road and parking signage must be followed by all motorized vehicles.
- A valid driver’s license is required to operate all motorized vehicles in the park.
Guests
- Guests must be accompanied by a Cushing Park member.
- All guests must be met at the gate by a member for entrance to and exit from the Park. Gate cards or electronic remote controls are not to be loaned to anyone.
- Family members of a member must be at least 16 years old and listed as a dependent of the member to enter the Park unaccompanied by the member. Unaccompanied dependents may not bring more than 2 guests into the Park.
- Members will be held responsible for the conduct of family members and guests at all times.
Parking, Docks, Open Boat Storage
- Cars, trailers, golf carts, boats, etc. must be properly parked in designated areas or may be towed at the owner’s expense.
- Members are allowed to leave their boats, jet skis, and other marine vessels in the water while they are absent from the Park only if the member pays for and utilizes their space at a rented boat slip or jet ski port.
- Members who are absent from the park and leave their vessel(s) in the water, unattended at day-use boat slips on docks 6, 7, or 8 will be contacted and asked to remove their vessel immediately. If the vessel is not removed within 10 days of notification, member will be assessed a $50/day fee until the vessel is removed.
- Vessels may not enter dock areas while trailing tow rope (tubes, skier, wakeboard, etc.) of any description.
- Alcohol is not permitted to be consumed on the docks, in the clubhouse, in the swimming pool area, or in other public places. Underage drinking is not permitted in the park.
- Swimming at boat ramps and in boat slips is prohibited per USACE regulation. Swimming is only allowed at the ends/sides, not in front of, platforms on docks 6 & 7.
Additional Highlights
- Per the USACE, pets are permitted only if they are leashed on a 6-foot, non-retractable leash and do not disturb other members. Pets under voice command only are not permitted in the park.
- No fireworks of any kind are allowed on US Army Corps of Engineers property at any time.
- Firearms and other types of weapons are prohibited in the park. State carry permits issued to non-law enforcement officers are not valid on USACE property.
- Dumpsters are for use of trash generated in the park only.
- Noise is to be lowered to a level that is not disturbing to others from 10:00 pm to 8:00am.
- Profanity and drunken behavior are not permitted.
Selling Your Mobile Home
- Prior to any member owned property (mobile home, camper, or boathouse renter improvements) being advertised for sale, the member owner must notify the Board. The member owner is responsible for showing the property.
